The Bay House is the heart of the home, suits up to four and is separately bookable. Our Ocean-Side Family Retreat offers abundant space for larger families or groups - up to six people.
The Cabin appears to the back of the photo above, annexed to The Bay House and has a set of bunk-beds, ideally suited to kids and young adults. The Cabin houses it's own shower room, loo and vanity plus a full complement of laundry facilities.
The Cabin is not separately bookable.
Together, these two offer separate and family altogether spaces for daytime and night.
Set in country gardens and surrounded by natural forest and paddock, the Retreat is a perfect sanctuary to relax, and as a base to explore The Great Ocean Road, the surrounding Otways, and the beautiful nearby towns and villages.

The Bay House
at Southern Waters Farm ... A well appointed villa offering couples or a family a peaceful getaway with the creature comforts of an established family home. Meticulously designed and built over 3 levels, the house provides open plan kitchen/ living and dining spaces, a second family relax room, 2 extra-large bedrooms and a spa bathroom. The exposed trussed ceilings together with rich solid timber floorboards throughout, provide a warm, homely beachside feel. |

Perfect outdoor spaces for morning coffee outside of the dining room (Nespresso machine provided) an ideal spot for sunrise and an expansive separate al fresco dining deck outside of the living room (pictured). There's even a day lounger to relax with a book and listen to the ocean, or a corner spot with a high table for sundowners ocean-side. Then there are the gardens themselves, a haven for birdlife and you may even spot a koala.

Floor to ceiling window-doors create an airy, uncluttered, beautiful space to breathe and escape the trappings of city life. In winter curl up on a sumptuous sofa with the stunning wood stove burning and take time to sketch your surrounds through the floor-ceiling windows.
The Bay House is surrounded by an extensive deck and pergola area, accessible from floor to ceiling sliding doors from each living space.

Can we bring pets?
STRICTLY NO PETS ALLOWED - though we do accommodate guests requiring an assistant animal.
Sadly it's a no to pets. We love our fur babies, so we know how important it is to holiday with them. Unfortunately, we are a working farm and there is livestock in the paddocks around The Bay House that makes it impractical to allow unknown dogs., the risks to livestock, pets and people is too high.

Is there parking?
YES. Under-cover parking for 1 car in the adjoining car port, ideal for unloading luggage and any supplies plus additional parking behind or in the driveway.
Privacy and security
With it's own private driveway & country garden, The Bay House provides a secluded immersion in Nature only a 10 minute drive to the coastal hub of Apollo Bay. John and Isla live just over the hill and work on-farm, so are never far away, if required.

WHat is provided?
- Beds are made with fresh bedlinen. The Queen Beds each. have an electric blanket fitted.
- Towels - bath and beach towels are provided for guests
- A supply of Firewood and kindling is provided in The Bay House. Further kindling can be collected from your paths and driveways around the property.
- Fully equipped country kitchen with retro SMEG fridge, Nespresso Coffee machine, microwave, slow cooker and dishwasher.
- Additional amenities include BBQ, spa bath.
- Laundry facilities are included in The Ocean-side Retreat package
Suitable for Infants and children?
- The bunk beds in The Cabin are suitable for children. There is a separate wall-mounted TV, big and little beanbag seats and small people dining space for 3. There is an aircon unit there too.
- If you have littlies, be aware no cots or high chairs are provided - happy you bring your own.
- Be aware, the home is split across 3 levels, so there are internal and external steps.
- We can provide a fire guard upon request for the freestanding wood-burning stove.
CHECK-IN & CHECK-OUT timing
Earliest arrival is 3pm, and Latest departure is 10am to allow access for the Clean Team.
We need be strict on check-in and check-out times to allow ample time for cleaning and disinfecting., to ensure we protect our guests, our family and our community.
If you require a later departure, please let us know in advance and we will try to secure an additional cleaner and advise the costs for doing so.
